Live On Location Terms: $5,000.00 down per tract day of auction in cashiers or pre-approved check. Title insurance and warranty deed furnished at closing, closing within 30 days. 10% buyer’s premium. Property Sold “As, where is”. Announcements made day of sale take precedence over all advertising. If sold in Tracts the survey cost will be split 50/50 between buyer and seller. There is a 20′ Right of Way from Tract M4 to Tracts CR1 & CR2.
If purchased as a whole (M1-M4 70+/- Acres) the down payment will only be $15,000 day of auction.
If purchased as a whole (CR1-CR2 11+/- Acres) the down payment will only be $5,000 day of auction.
1% Commission of the Net Buyer’s Premium paid at closing.
Client is the successful bidder who closes on the terms of the contract, including closing within 30 days of the effective contract date.
Client must be registered 72 hours prior to Auction. (See form on Tab 4)
Broker/Sales Associate must attend the Auction with the Client.
The Client must fully complete and execute a Bidder Registration Form on the day of the Auction.
No oral registrations will be accepted.
If the Client has previously been in direct contact with a representative from Fowler Auctioneers Inc. or is part of our Client Mailing List, the Broker/Sales Associate will not qualify for a commission.

DOWN PAYMENT Live Auction: A non-refundable down payment must be paid in full at the conclusion of the auction the balance due in 30 days at closing.
Personal Property Terms: Cash, Check, Visa/MC (3% Convenience fee), due day of auction, 10% Buyer’s Premium.
Online Bidding Terms: $5,000.00 down per tract at the conclusion of the auction or next business day in the form of a wire transfer (see down payment instructions below), balance due at closing within 30 days, title insurance and warranty deed furnished at closing, 10% buyer premium. Property Sold “as is, where is”, Announcements made day of sale take precedence over all advertising. (If you are the winning bidder, you will be contacted next business day)
DOWN PAYMENT Online is non-refundable and must be paid in full via Wire Transfer at the conclusion of the auction or next business day with the balance due in 30 days at closing. Purchaser will receive a general warranty deed at closing. Seller will provide purchaser an “owners” title insurance policy at closing. If sold in Tracts the survey cost will be split 50/50 between buyer and seller. Buyer and Seller will be responsible for their closing cost. Bids from online pre-bidding will convey to live auction.
Participation Requirements: Valid credit card required for bidding approval, name, valid address, and valid email address. NO EXCEPTIONS!! All property is sold ‘AS IS”. There will be a $20.00 fee assessed for the wire transfer. Buyer’s Contract: Your bids placed on the Fowler Auctioneers, Inc. website/bidding platform are a contract, and you are responsible for paying all amounts due. Non-paying bidders or fraudulent bidding will subject you to legal recourse and possible criminal charges including any fraud and/or interstate commerce violations. The Seller/Fowler Auctioneers, Inc. has the right to accept or reject any and all bids/offers. All auctions are recorded.
